1.  "The British Ambassador's Holiday Home", a Franco-Italian seaside palais

Palais Lutetia is a Belle Époque palace in Menton, dating from 1900.

Its first residents were Romanov and British royals, politicians and the very rich.

Enjoy panoramic sea-views from the majestic, crowning glory of this holiday home.

Menton was once an Italian town ('Mentone'). It is located near the present Franco-Italian border.

2. "The Palace Cloisters"

"The Palace Cloisters" is a fabulous holiday home! You will be enchanted by a multi-vaulted covered terrace and it's southerly, 180 degree views of the valley & mountains. A small part of the terrace is shown in the photo atop this page, and more below. It sports a beautiful dining table and chairs. If you have friends are staying in the other palazzo apartments you can all eat here, al fresco, or inddors.  A huge, master king-size bedroom with multi-vaulted ceiling is located next to a very elegant bathroom, with marble fittings and a walk-in shower deluxe, elegant designer bidet & WC, and a stylish slate-tabletop sink. The kitchen has marble work surfaces and floors and is fully equipped, as are all the kitchens in the palace. The dining room has an ancient slate flagstone floor. The living room is large and has GB satellite TV. There are books and games too. It's fully central heated in winter. It's in a quiet location and it's very clean, as are all of our palace homes.

3. "The Palace Penthouse"

"The Palace Penthouse" is a loft-style holiday studio-apartment, with a huge main room, presently serving as the living and sleeping area. Within this very large salon-studio there are three large sets of French windows and a fourth window. The pairs of French windows afford a simply breath-taking, unspoilt view of the valley below and the peaks towards the sea. These two, south-facing, huge, full-length apertures, with external railings, will allow you to enjoy a summertime 'loggia' experience, i.e. when open, the room becomes more like an open, yet covered, very large terrace, a much coveted feature in Triora where there are only a handful known! From this studio-salon/'loggia' you face the Mountains of Ceppo and Langan, two World Rally peaks of stunning beauty. The third French window-door enjoys an east-facing view of the valley meandering its way downwards, towards the coast and it is your access point to a private-from-on-lookers, open, sun terrace; which is ideal for sun-lovers. The kitchen is newly re-fitted and has stone work-surfaces; so too does the bathroom. It is heated during winter months. It's quiet and clean. Photos below.

4. "The Palace Sanctuary"

"The Palace Sanctuary", was renovated in 2010 yet has already been bettered, in 2011, with a refurbishment. It is a cosy & stylish house-within-a-palace, a part of the East Wing. Once upon a time it was part of the palace convent: the upper floors of a 5-storey-high Chapterhouse. It now has 2 floors. Entering at ground level, guests may go straight to the snug & cosy, cool-in-summer & warm-in-winter, large bedroom with a designer en-suite where once there was a sacral antechamber. The bathroom has a very large walk-in shower, and a designer suite of WC, bidet and slate stone-mounted sink. Ascending the characterful staircase brings guests into a bright and comfortable, loft-style open living area that features a brand new kitchen, fitted-out completely in granite stone. The adjacent living and dual-dining areas enjoy natural light and incredible views. Plenty of seating options afford comfort, whether watching satellite TV (all the British terrestrial channels plus many more) or whether sitting in the huge French window-doors, or enjoying the views from a 600-year-old, beautifully restored stone terrace, where dinner can be served & enjoyed al fresco, in all weathers, in medieval ambience. Indoor dining is also an option. So too is relaxing in another outdoor area, for The Sanctuary has 2 al fresco spots! As well as the terrace, it has a stone patio-nook, under the shade of an elderberry tree. The panoramic views of the valley and mountains to the sunny south, and also the option to enjoy the outdoors in 2 very different spots, make this attractive property not only one of immense character but one that offers far more than many holiday homes do. Sound-proofed and heat/cold-proofed, it affords a great level of comfort. It sleeps 2 but combined with another apartment or two it can sleep 4 or more!

The Palace Sanctuary, above, is a 600-year-old stone house; a part of the east wing of a medieval palace! Its southerly, sunny, seaward views, from its all-weather, antique stone terrace are amazing! It's second outdoor spot, a sunny yet tree-shady patio, allows guests a choice for their outdoor relaxation.
